6. Premier Real Estate & Property Management, LLC TEAM SEARCH I will present your property-search criteria to our local Premier Real Estate & Property Management, LLC sales team. Our goal is to present you, when possible, with properties as they debut or before they appear on the open market.
7. PROPERTY SHOWING I will show you properties that meet the criteria you have selected.
8. PROPERTY EVALUATION I will discuss the positive and negative features of a property that may affect its value and future sales.
9. PROPERTY DISCLOSURE I will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
10. REVIEW OF WRITTEN SELLER DISCLOSURE I will thoroughly review with you the seller's written discloser statement to enable you to accept or specify the remedy for any fault disclosed.
11. APPRAISAL CONTINGENCY I will explain to you the option of an appraisal contingency.
12. HOME WARRANTY I will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
13. BUILDING & TERMITE INSPECTIONS I will recommend that you obtain professional building and termite inspections.
14. ESTIMATE OF FUNDS REQUIRED I will provide you with a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
15. OFFER PREPARATION I will prepare a written offer on the property you choose to purchase with terms approved by you.
16. BUILDING & TERMITE INSPECTION REMEDIES I will work with you to request the Seller to remedy the items you specify after your review of the building and the termite inspection reports, as your Offer to Purchase specifies.
17. NEGOTIATION STRATEGY I will prepare a negotiation strategy for the property you have selected, including a Competitive Market Analysis and advice on the initial price and terms to offer, where permitted.
18. OFFER PRESENTATION I will endeavor to present your purchase offer directly to the seller in the presence of the listing associate.
19. WALK-THROUGH I will accompany you on a thorough walk-through of the property (if one is provided for in the sale contract) before closing, and I will assist you in dealing with any problems discovered during the walk-through.
20. CLOSING THE SALE I will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
21. AFTER-SALE SERVICE I will contact you after the closing to follow up on remaining details or service needs.
22. SERVICE SATISFACTION SURVEY I will provide you with a confidential opportunity to give an evaluation of our services.

Buyers Remorse >First Time Loans

Most first-time buyers can qualify for a mortgage loan, but they may need help from parents to make the down payment or closing costs on their home. There are loan programs that minimize the down payment and closing costs for first-time buyers. These programs usually require that 3 to 5 percent of the purchase price come from the buyers' funds, not from a loan or gift. Most lenders ask for the last three months' bank records. The borrower will be asked to reveal the origin of any large deposits. If the money comes from the homebuyer's parents, the lender may not consider those funds when qualifying the buyers.

Parents who are planning to help their children finance a home should transfer any funds several months before the house-hunting process begins. If it is a loan rather than a gift, a formal re-payment agreement should be drawn up between parents and children to eliminate potential misunderstandings or future complications with either estate.
